We accept payments in UK Pounds (£’s) via bank transfer or cheque – Unfortunately, as a small business we do not accept credit cards.

Booking Information:

Changeover dates and check in times
Changeover days are now flexible. Check-in is between 4-6pm and checkout is 9:30am on the day of departure. Later check-in times can be accommodated if due to travel disruption, scheduling or delays.

Short breaks
We can offer short breaks, normally outside of peak season and subject to availability, at the following basic rates:

  • Minimum 4 nights stay in all cottages.  Kellywyk minimum 3 night stay available in off peak periods.
  • 3 nights = 65% of weekly rate;  4 nights = 75% of weekly rate;  5 nights = 85% of weekly rate; 6 nights = 90% of weekly rate.
  • Weekly (non Sat) arrivals are charged on the highest rate in the booking period.
  • Christmas and New Year breaks for all cottages are based on a minimum 4 night stay.

Your welcome
We will meet you on arrival to show you your cottage and answer any questions.

If you book for Christmas & New Year, you will have a decorated tree in your cottage. If you would like something for a special occasion, please contact us!

The China Fleet Club
We have arranged memberships to the exclusive China Fleet Club. Passes can be booked from us by request, and allow special member rates for golf, use of the luxury Aqua Spa, heated indoor swimming pool, modern gym, cycle spin, tennis, squash courts & all leisure facilities! There are also discounts in the restaurant, cafe & spa treatment room.  Please contact us for details.

Energy and Green credentials
All three cottages are well insulated, double glazed and have low energy lighting. All waste is recycled and Rowse has carefully managed private drainage.

Bed linen and towels (except sports and beach) are provided.

Cots & High chairs
We can provide cots (except bedding) & high chairs free of charge.

Wireless Broadband
Free internet connections are available in all our cottages. There is also good 4G coverage.

Although we have done our best to facilitate easy access, our cottages were built in a traditional style. If you have any concerns or questions about access, please contact us before booking and we will be happy to discuss any concerns with you.

Payments and conditions of booking
A 25% deposit is payable on booking. The balance will be due 28 days prior to your holiday start date.

Cancellations (updated 11/07/22)
Our cancellation policy is under regular review, and aims to be as fair as possible with regards to your risks of unforeseen cancellations whilst protecting our business.

If you have to cancel your stay due to Covid-19 travel restrictions, national or regional lockdowns, we will ideally re-schedule your stay to a date that is mutually acceptable or refund you in full.

We will;

  • give full refunds of your deposit if cancellations are requested 28 days before the start of your holiday (final balance payment is due at this time)
  • refund 50% of your holiday cost if you cancel between 27 and 14 days prior to the start of your holiday
  • Unfortunately, we would not be unable to provide refunds with less than 14 days notice.

If you are unable to travel or you change your mind with short notice, for whatever reason, then this is at your own risk and you are not automatically entitled to a refund, unless we are able to re-let the cottage or your cancellation meets the notice periods above.

You are strongly advised to take out holiday insurance to cover any cancellations made.

We are unable to recommend specific insurers, but you can review policies examples at; or and others.

We accept that small accidents are always possible, but reserve the right to charge for any damage to the property or contents.

All Rowse cottages are non-smoking.

We regret that no pets can be accepted in any of our cottages (although we did make a happy exception for “Zippy” the tortoise).
